Members of the Radcliffes team acted as Project Managers and Employer's Agent for The Ethical Property Company leading a professional team for the extension and redevelopment to an existing 1960’s building in Hackney.

The office space was designed with a significant focus on sustainability and included the use of natural ventilation and cross laminated timber (CLT).

Our Role

Members of our team acted as Project Manager and Employer’s Agent for the redevelopment of the 1960’s dilapidated building.

The footprint and massing of the building was extended significantly, adding a considerable capital value to the asset. All aspects of the design and construction process focused on truly environmentally factors including the selection of materials and putting in place efficient methods of construction. The approach to servicing the building was through the minimal use of systems reliant on carbon energy through the adoption of natural ventilation and methods of non-mechanical comfort conditioning.

Our Impact

Managing the design team through a complex planning process whilst also negotiating the removal of a number of telecommunications masts from the existing building. The removal of  which was a key object in order to ensure works could start without delay.

Our team led a parallel procurement process to reduce the design and construction programme, including the main contractor selection and elements of package procurement occurring at the same time. This resulted in the commencement of strip-out, demolition, foundations and frame packages in advance of the final finished design being complete and ahead of a main contractor being appointed.
